SEATTLE

Seattle, a city on Puget Sound in the Pacific Northwest, is surrounded by water, mountains and evergreen forests, and contains thousands of acres of parkland. Washington State’s largest city, it’s home to a large tech industry, with Microsoft and Amazon headquartered in its metropolitan area. The futuristic Space Needle, a 1962 World’s Fair legacy, is its most iconic landmark.

EVERETT

Everett is the county seat of and the largest city in Snohomish County, Washington. Facing the coastal waterlines, it is located 25 miles north of Seattle and is one of the main cities in the Puget Sound region serving the major employers like Boeing or the Lewis-McChord military base.

EASTSIDE

The Eastside refers to a collective list of suburbs outside Seattle located on the east side of Lake Washington. It is a thriving community that is comprised of cities like Bellevue, Kirkland, Redmond, Sammamish, Issaquah, Newcastle, and Mercer Island.

NORTHEND

Nestled on the north end of Seattle, a number of residential communities like Edmonds, Lynwood, Lake Forest Park and Shoreline create a bucolic environment outside the business of Seattle. These northwest Seattle suburbs have gorgeous views of Puget Sound.

SNOHOMISH

Snohomish is the oldest and best preserved city in the Greater Seattle area. The city’s historic district boasts many beautiful Victorian and Art Deco-era homes built around the turn of the century. Beyond the downtown historic district, the river and Harvey Airfield, are stunning valley farmlands, lined by gorgeous mountain views. Further in any direction, are rolling hills, both farmland, forest, and suburban sprawls.

Looking to sell your home?

Here is what you should know.

1. Understand the Market

  • Local Market Conditions: Research the current real estate market trends in Seattle. Look at recent sales data, inventory levels, and average days on market.
  • Neighborhood Trends: Different neighborhoods can have varying market conditions. Analyze the specific trends in your neighborhood.

2.Prepare Your Home

  • Repairs and Upgrades: Make necessary repairs and consider minor upgrades to increase your home’s appeal. This could include fresh paint, landscaping, or updating fixtures.
  • Staging: Proper staging can make a big difference. Consider hiring a professional stager or take steps to declutter and arrange your home to highlight its best features.

3. Set the Right Price

  • Comparative Market Analysis (CMA): Work with a real estate agent to get a CMA, which will help you understand what similar homes in your area are selling for.
  • Price Strategy: Set a competitive price based on the CMA, market conditions, and the condition of your home.

4. Marketing Your Home

  • Listing: Your agent will create a listing that highlights your home’s features. Professional photos and a compelling description are key.
  • Online Presence: Ensure your home is featured on major real estate websites and platforms. Social media and virtual tours can also be effective.

Some Things to consider...

  • Hire the Right Real Estate Agent

    • Choose Wisely: Find an experienced agent who knows your local market well. Look for recommendations, read reviews, and interview several candidates.
    • Your Agent’s Role: Your agent will help with pricing, marketing, negotiating offers, and handling paperwork.

    Legal and Financial Considerations

    • Disclosures: Be aware of Washington State’s disclosure requirements. You’ll need to provide a disclosure statement about the condition of the home.
    • Taxes and Fees: Understand the costs associated with selling, including potential capital gains taxes, agent commissions, and closing costs

5. Showings and Open Houses

  • Flexibility: Be prepared to accommodate showings and open houses. A clean, accessible home will attract more potential buyers.
  • Safety: Given health concerns, follow any recommended protocols to keep showings safe and comfortable.

6. Review Offers and Negotiate

  • Evaluate Offers: Review offers with your agent, considering not just the price but also contingencies, closing dates, and financial qualifications of the buyers.
  • Negotiate: Be prepared for negotiations. Your agent can help you navigate counteroffers and reach a favorable agreement.

7. Closing Process

  • Flexibility: Be prepared to accommodate showings and open houses. A clean, accessible home will attract more potential buyers.
  • Safety: Given health concerns, follow any recommended protocols to keep showings safe and comfortable.

8. Post-Sale Considerations

  • Move-Out: Plan your move and ensure you leave the home in good condition for the new owners.
  • Address Change: Update your address with the post office, banks, and other institutions.
